Mid-market rent: does your contract fall within it? General information.

A rent somewhere between cheap and expensive is not automatically mid-market rent. The statutory sector relates to the contract and original rental agreement. Find the first agreement and original basic rent, excluding service charges and energy.

The mid-market rules were introduced for applicable agreements from the first of July two thousand and twenty-four. Older contracts cannot simply receive a new sector label. A different manager or a new copy does not automatically create a new agreement.

The current classification includes a middle band of one hundred and forty-four through one hundred and eighty-six points. That figure is not a complete assessment of your contract. Keep property-quality evidence and seek an assessment of its relationship with the original rent if uncertain.

A dispute about maximum basic rent requires a different assessment from a service-charge statement. Initial-rent assessment has its own conditions too. First describe the result you seek, then ask which procedure and deadline apply to that specific issue.

Put the contract date, first basic rent and points information on one sheet. State which official guidance you use and what remains uncertain. This helps a tenants' support team or adviser assist you. The full guide explains which information must not be confused.
