Challenging a rent increase: choose the right procedure. General information.

Received a rent increase? Look beyond the percentage. Find your agreement and the complete notice. Record the old and new basic rent and the effective date. An increased advance payment for service charges is a separate issue.

Rules differ between social housing, mid-market rent and the private sector. The contract date and type of increase may matter too. Do not automatically use a template intended for another sector. Seek help first if you do not know which rules apply.

Check the amount, calculation and applicable contractual agreement. Explain what you believe is wrong and the correction you seek. Use current official guidance for your sector. Annual limits can change; an old percentage online is not a reliable basis.

For a regular social-housing rent increase, the landlord must receive your objection before the effective date. If the landlord pursues the proposal, they must approach the Huurcommissie. Different application rules may apply to mid-market and private-sector rent. Emailing alone does not stop every deadline.

Keep your calculation, attachments and receipt details. Then check who must act next and what payment remains necessary meanwhile. A maintenance complaint is not automatically a valid objection to every increase. Read the full guide for the differences.
