Getting your deposit back: which steps should you take? General information.

Your tenancy has ended, but the landlord still holds your deposit. Gather the agreement, proof of your original payment and confirmation of the end date. This establishes how much you are requesting and when you expect repayment.

Compare the property with the initial condition report and keep final photographs. Read the inspection report before signing. Record disputed points and the return of keys. An organised file helps if damage or the property's condition is disputed later.

Dutch government guidance states repayment within fourteen days after the tenancy ends. Where an allowable deduction applies, the remainder must be returned within thirty days. The landlord must explain the deduction in writing and fully itemise the costs.

Ask for the reason and calculation for each deduction. Ordinary wear is not the same as damage you must pay for. Request relevant documents and keep the deposit, final rent and service charges separate.

Include the address, end date and outstanding amount. Keep the letter and attachments. If repayment does not follow, seek advice on recovery. Do not independently skip your final rent because the landlord still owes your deposit.
