Explain the housing points before signing
Viewings concern space, light, location and whether you want to live somewhere. The basis of the price deserves a place in the same conversation. Our editorial position is that candidates should understand the points calculation before signing. Receiving a total is insufficient: relevant inputs and assumptions should be recognisable. A reasonable price question should not need to wait until after moving to receive a useful explanation.

An appendix should communicate information
The ministry’s affordable-rent questions explain the points-information duty for new agreements since 1 January 2025. Our editorial concern is the quality of that clarity. An attachment containing only a final total still leaves the candidate searching for how it was reached.
We would explain the property data and where major components can be checked: measurements, energy label and valued facilities. These are concrete questions about the offered accommodation. Treating them as damaging the relationship discourages informed choice. A landlord with a careful calculation can instead build confidence by showing its basis.
Assess the accommodation actually being offered
The Huurcommissie provides different official checks, including self-contained homes and rooms. An attractive room cannot automatically be assessed as a whole independent apartment. First identify the contracted space and facilities, including what is shared and what the candidate is actually entitled to use.
The candidate’s experience, calculation and agreement should describe the same situation. Our room guide and rent guide support those first questions. This need not turn a viewing into a legal examination. It makes the conversation more substantive and helps identify where technical classification needs further help.
Keep your calculation open to correction
Valuation can be technical. Measurements or misunderstood questions can change the outcome. That objection is fair, and we do not regard every online calculation as conclusive proof. Both parties should be willing to have inputs checked and correct mistakes rather than repeatedly assert that their own total must be right.
Early information makes differences visible sooner. A differently described facility becomes a focused request for explanation. The Huurcommissie describes its own investigation. A preliminary check prompts further assessment; it does not automatically authorise changing the monthly payment independently.
Early transparency does not replace legal classification
Points interact with the agreement date, initial basic rent and transitional rules. A current score does not answer every question about an older agreement. Criticising inadequate information should not obscure those distinctions or imply every dwelling in one present-day band has identical historical protection.
Separate explanation from procedure. The mid-rent guide addresses classification and the initial rent guide identifies assessment questions. An editorial proposal for earlier information does not restore missed deadlines. Useful guidance identifies data still needing assessment and when individual advice is needed.
A reproducible file helps more than one number
Candidates should keep the listing, proposed contract and available calculation together, noting missing inputs and asking focused questions. This helps more than a screenshot of a final figure. An adviser can assess a reproducible calculation more effectively than a detached conclusion without the relevant property information.
The points-check preparation tool inventories that evidence. It does not calculate official points or independently decide the sector. It prepares the official check and further conversation. Landlords benefit from retaining inputs too: explain a difference rather than simply repeating a total that the other person cannot follow.
Make price explanation part of a proper offer
Transparency takes preparation from landlords and attention from candidates. We consider that justified because price remains a central agreement throughout occupation. A detailed property presentation should include a meaningful explanation of its price rather than reserving that information for a later dispute.
Our proposal is practical: provide the calculation early, make inputs recognisable and allow questions before conclusion. It guarantees neither a lower price nor the absence of conflict. It supplies explanation when it can inform both parties’ choice. An informed signature deserves an understandable price and room to investigate uncertainty.
