Checking your rent: what do the points mean? General information.

A high rent may feel unreasonable, but comparison with advertisements is not a legal assessment. The quality of regulated accommodation plays an important role. Start with the basic rent, contract date and an overview of the property.

The Huurcommissie has different rent checks for self-contained homes, rooms and caravans or pitches. Use the version for your accommodation. Establish which facilities are exclusively yours and which are shared. The word studio in an advertisement does not decide this.

Prepare the calculation carefully. Record measurements and facilities and find the relevant energy label and required WOZ property-value data. Ask for the landlord's points calculation too. Compare disputed inputs, rather than only the final total.

The contract date and applicable rental regime determine how you can use the points. Assessing the initial rent differs from proposing a later reduction. Do not wait until negotiations over a calculation have finished before checking the application deadline.

Keep the calculation and evidence supporting disputed items. Check the official website for the current calculator's availability and appropriate procedure. Do not change payments solely because of your own result. The detailed guide helps organise your file.
