Rent arrears: what should you do first? General information. Rent arrears can quickly become stressful. List each month's agreed rent and your payments. Separate collection costs and other items. Keep letters and bank statements and note any difference between your calculation and the landlord's balance. A collection agency can send reminders but cannot itself seize assets or serve an official summons. A bailiff has different powers. Check who sent the document and what it actually requests. Verify every date in the complete document. If you cannot pay, contact the municipality for debt assistance. Explain any risk to your home or essential services. The municipality assesses available support. Contacting it does not automatically create a payment arrangement with the landlord; discuss what remains necessary meanwhile. Discuss an arrangement you can actually keep and request written confirmation. Distinguish repaying arrears from new monthly rent. Ask how disputed costs will be handled. A verbal discussion alone does not establish what agreement can later be proved. Received a summons or eviction announcement? Seek legal help immediately and mention the court date. Gather calculations, documents and any payment arrangement. Proceedings require a separate response even while discussions continue. The guide distinguishes the actions and responsibilities.
